Proper insulation and vapour barrier installation is a building code requirement in Ontario and a critical factor in the long-term performance and comfort of a renovated space.
Ontario's climate creates a significant temperature differential between the heated interior of a home and the cold exterior in winter. Without a properly installed vapour barrier, warm interior air carrying moisture migrates through the wall assembly, hits the cold exterior surface, and condenses — leading to moisture accumulation inside the wall cavity over time. The Ontario Building Code requires a vapour barrier on the warm side of the insulation in basement and exterior wall assemblies to prevent this. Installing insulation without a proper vapour barrier is a code violation and a long-term moisture risk.
Incorrectly installed insulation — gaps in coverage, compressed batts, missing vapour barrier, or improperly sealed seams — reduces the effective thermal performance of the assembly and can create conditions for moisture accumulation in the wall cavity. These issues are not visible once drywall is up, which means they are discovered later when they have already caused damage. Insulation done correctly the first time is significantly cheaper than remediation after the fact.
Basements are consistently the area of a home with the greatest heat loss when not properly insulated. In Durham Region's climate, a finished basement without adequate insulation will be noticeably colder than the rest of the home, cost more to heat, and may have comfort issues that make the space unpleasant to use. Proper insulation turns the basement into a comfortable, usable room year-round.
Insulation is most commonly scoped as part of a larger renovation — basement finishing, an addition, or an exterior wall project. We include insulation and vapour barrier in the overall quote and install it at the correct stage of the project so it is inspection-ready before drywall goes up.
Batts are installed to fill the full depth of the cavity without compression. Vapour barrier is installed on the warm side, lapped at seams, and sealed at all penetrations and edges. The installation is done to meet Ontario Building Code requirements and is ready for the next inspection stage.
Insulation is installed after electrical and plumbing rough-in is complete and inspected, and before drywall. We coordinate the sequencing so nothing has to be redone.
Batt insulation — typically fibreglass or mineral wool — is the most common product used in framed basement wall assemblies in Ontario. Rigid foam insulation is also used in some applications, particularly against the concrete wall before framing. The appropriate product and installation method depend on the specific assembly and what is required to meet code for your project. We discuss the approach during the quoting process.
RSI (Resistance SI) is the metric measure of thermal resistance — how well an insulation product resists the flow of heat. Ontario Building Code specifies minimum RSI values for different wall and ceiling assemblies depending on the climate zone. Meeting or exceeding these minimums is required to pass inspection and ensures the insulated space performs as intended. We install to the required values for your specific assembly.
